1.  There are more homes than normal on the market, which causes home prices to be lower than normal.  The market for home values will recover, and when it does, you'll have "Instant Equity".  As an example, when the market recovers, you could find that you own a $150,000 home for which you paid only $120,000.

2.  Interest rates for fixed rate mortgages are at record low levels.  The interest rate determines the monthly payment amount.  The lower the rate, the lower the payment, and a fixed rate means that the interest rate stays the same for the entire life of the mortgage.

3.  Some buyers qualify for down payment assistance through state programs, and they don't have to be first time buyers.  Some military veterans qualify for as much as $5,000 of down payment assistance.

4.  Here’s the frosting on the cake:  In addition to all of the above, if you are a qualified first time buyer, you can receive an $8,000 check back from the IRS, just for buiying a home!  This is a temporary stimulus program, so if you have a steady income and a reasonable credit history, now may be a VERY SMART TIME for you to buy a home of your own.
